我国房地产企业核心竞争力评价技术与方法研究

摘要
20世纪90年代以来,企业核心竞争力开始成为企业管理尤其是战略管理研究和实践的新视角,日益受到国内外企业管理理论界和实践界的关注。随着国际经济一体化和中国加入WTO,我国房地产企业不仅面临着市场消费主体、市场供求关系、消费者需求等方面的不断变化,而且还将面临国内其它企业和国外大型房地产企业进入我国房地产市场的竞争威胁。市场竞争日趋激烈,要想从根本上提升我国房地产企业的市场竞争力,在激烈的市场竞争中保持长期的竞争优势,需要打造和提高企业核心竞争力,这是我国房地产企业生存、发展的必由之路。因此,对我国房地产企业核心竞争力进行分析和评价,具有一定的理论价值和现实意义。
     本文从我国房地产企业基本特点出发,分析了国内外房地产企业的现状和发展趋势,并进行比较,认为我国房地产企业构建和发展核心竞争力是一项非常的迫切而艰巨的任务;论文针对核心竞争力和房地产企业核心竞争力的相关概念进行阐述和分析,并介绍了几种常用的关于核心竞争力的评价方法,找出它们的适用范围及优缺点,为本文的研究和评价方法的选取打下了一定的理论基础;本文将核心竞争力的基本理论与房地产理论相结合,对我国房地产开发企业的业务流程进行了较详细的剖析,采用价值链分析法,比较完整、系统地对影响我国房地产企业核心竞争力的主要要素进行了界定,并对其进行详细地阐述和分析;在分析要素的基础上,运用层次分析法和熵等数学方法,比较科学地、全面地建立了一套适用于我国房地产企业核心竞争力的评价技术模型,对房地产企业的核心竞争力进行了较系统的评价和比较;最后,针对我国房地产企业的基本情况,就如何提升其核心竞争力提出了一些对策和建议。
Since nineties of the 20th century, the enterprise's core competitiveness has become a new angle of to enterprise management, particularly that of strategy management study and its practices, it has been on the top attention of the domestic and foreign's enterprise management in theory and the practical operations.With the joining of WTO and the unilateral of international economies world wide,our country real estate enterprise has been facing the changing domestic factors like dominant consuming parties in china's markets, supply-demand fluctuations and unceasing demand fome consumer, and it has to face competition threats from the other domestis competitors as well as foreign inrestors abroad,who intend to edge into china estate markets. The market competition is increasingly cruel.In order to upgrade radically the core competitiveness of our country real estate so as to main long term leading position in the fierce competitions,the essential and only way to survival and further development is to develop and improve enterprise core competitiveness.Therefore, carries on the analysis and appraisal to our country real estate Enterprise core competitiveness, which has certain theory value and the practical significance.
     The article embarked from essential feature of our country real estate enterprise, and analyzed real estate enterprise's present situation and the trend of development of our country and foreign, and a simple comparison shows that is urgencied to real estate enterprises build and develop core competitiveness in our country; The paper carries on the elaboration and the analysis in view of the core competitence and the real estate core competitence's related concept, and introduces several commonly used assessment methods, discover their good and bad points, this study will lay the theoretical foundation; Unify the basic theory of core competitiveness and the theory of real estate,this paper has carried on the detailed analysis to our country property development enterprise's operation flow, and uses the value chain analytic method, it was complete and system boundary to decide the real estate enterprise's core competitence, and carry on detail elaboration and analysis to some more important core essential factor;In the analysis essential factor's foundation, utilization mathematical methods such as analytic hierarchy process and entropy and so on, compared with established a set to be suitable comprehensively scientifically, for our country Real estate enterprise's appraisal technology model, carried on the appraisal to the real estate enterprise's core competitence;In view of the basic situation of the real estate enterprises on how to improve the core competitence aspect, we propose some countermeasures and suggestions.
