房地产市场分析系统的设计与实现

摘要
随着中国宏观经济环境的变化,以及政策的不稳定性,房地产市场的波动也日益增大,风险也随之扩大,因此,房地产行业的市场竞争将会上升到更高的层次,尤其是对房地产代理企业来说,如何获取市场的最新数据,以及对房地产市场现状进行数字化分析也尤为重要。因此本文所讨论的房地产市场分析系统将依托现代计算机及互联网技术将为企业经营决策提供量化依据,打造房地产代理企业核心竞争力,成为提升房地产企业行业竞争优势的必然途径。
     本文针对如何建立适应企业需求的房地产市场分析系统提供一套解决方案,论文的主要工作和创新点如下:
     在功能方面,此系统实现了在B/S(Browser/Server)模式下通过手工录入、数据导入、数据采集三种方式分别实现房地产市场土地信息、在建工程信息、楼盘信息、二手房交易信息以及相关广告咨询研究报告等所有涉及土地一级市场和二级市场和三级市场的相关数据维护更新,并且为了业务需要及为经营决策提供辅助和支持,系统实现了对土地信息,行政区域信息,以及楼盘个案成交、二手房成交等信息进行灵活定制的检索、统计和图示功能,可根据市场分析的需要,方便的检索、统计各种数据,并提供直观的统计图表及数据下载等功能为决策者提供必要的数据支持,实现了为房地产代理企业提供分析和决策提供强有力的支持系统。
     在技术上,本文研究了常用的Web网站开发技术及业务分析方法,分析了房地产市场分析系统中所涉及业务功能和数据规范,详细研究了系统所涉及的相关关键技术,以及这些技术在系统中的实现方式,最终完成了房地产市场分析系统的解决方案。本文在系统分析过程中采用了UML(Unified Modeling Language)用例图等方法对系统需求进行分析,同时系统采用MVC(Model,View,Controller)三层架构对系统进行实现。在Model层采用C#及Ado.net进行实现,在View层使用Asp.net及javascript等技术,在Controller层则采用关系数据库SQL Server。系统引入了先进的.Net 3.0框架及ASP.NET技术,提出采用ASP.NET所特有的Forms身份认证方式,解决了一般系统中所存在的系统安全性问题。并采用了通过URL授权方式配置系统的Web.Config文件授权用户资源访问权限,以及使用ASP.Net Memership功能更加快捷和安全的对用户进行了管理。
     本文构建了较为完整的市场分析系统,较好的满足了企业业务操作人员及管理层等不同类型用户的使用需求,实现了预期的设计目标和功能要求。
With China's macroeconomic environment changes and policy instability, fluctuations in the real estate market is also growing, risk also will be expanded. Therefore, the competition in the market of real estate industry will increase to a higher level, especially for real estate agency enterprises, how to get the latest market data, and the digital analysis of real estate market situation is also particularly important. Real estate market analysis system will be discussed in this article rely on modern computers and Internet technology will provide a quantitative basis for enterprise decision making. It will be the inevitable way to build a real estate enterprise's core competitiveness and improve the competition advantages.
     The article provides a set of solutions which based on how to establish enterprise needs to the real estate market analysis system. The main work and innovation points of the article is as follows:
     In function, this system achieved in the B/S (Browser/Server) mode through three ways which include manual entry, data import and data collection to achieve the real estate market-related data maintenance and updates. These data include land information, construction information, real estate information, second-hand housing transaction information, related advertising, consulting and research reports which are involved all the relevant data in the primary market and secondary markets and tertiary markets. And it provides assistance and support for business needs and decisions. The system achieve flexible customization of information retrieval, statistical and graphical capabilities which include land information, administrative information, and real estate transactions of cases, second-hand housing transactions, etc. it can according the market analysis needs, provides the facilitate retrieval, statistical variety of data, and provides intuitive charts and data downloads and other functions to provide the necessary data to support decision-makers. It enables a strong analysis and decision-making support system for real estate agency enterprises
     Technically, this Article research the commonly used Web site development technology and business analysis methods, analysis the business functions and data specifications about the real estate market analysis system, study the related key technologies and the realization involved in the system in detail. Finally completed the solution of real estate market analysis system. The article use UML (Unified Modeling Language), use case diagrams and other methods in system analysis process. Meanwhile the system uses MVC (Model, View, and Controller) to achieve a three-layer system. In the Model layer using C # and Ado.net, in the view layer using Asp.net and JavaScript and other technologies, in the controller layer using the relational database SQL Server. The system introduces advanced .Net 3.0 framework and Asp.Net technology, proposes the asp.net peculiar Forms identity authentication way which solve the security problems existing in general systems. And use URL authorization through configure the Web.Config file to authorized users of resources, and the use of ASP.Net Membership functions is faster and more secure for user management.
     The article build a relatively complete market analysis system, meet different types of user needs such as the staff and managers and achieve the desired design goals and functional requirements.
