烂尾楼工程续改建时的工作程序和应注意的问题

摘要
提出了烂尾楼工程续改建时的工作程序,探讨了此类工程续改建时应注意的几个问题,即设计规范的选用、后续设计使用年限的确定、地震作用的取值、场地类别的划分、结构布置和结构体系的修改、剪力墙约束边缘构件配筋及加固和借助抗震性能化设计减少烂尾楼工程的加固量等。
With the subsequent design of a abandoned and unfinished building, the working procedure of the reconstruction is proposed.Some problems as follows about the building are discussed, the choice of design codes, the working life used in subsequent design, the analysis of seismic effect, the determination of site categories, the modification of structure layouts and system, the reinforcement and strengthening for boundary restraint elements of shear walls, the reduction of reinforcement amount of the abandoned and unfinished building by the use of seismic performance design.
