摘要
住宅是重大支柱产业房地产的核心,关系到国计民生。改革开放以来,随着经济腾飞地产市场取得了巨大发展,但是诸如房价高企、住房保障乏力、房地产政策需要调整等问题也越来越突出,成为大中城市的通病。中央政府准确把握住宅市场未来的发展形势,提出坚持住房居住属性的发展战略,这将成为住宅市场转型的重点。目前房地产企业不能深刻认识到未来市场发展和转型的新特点、新趋势,也就无法应对未来住宅市场遇到的各种问题。以探究我国住宅市场发展的新特征和新趋势为基础,提出住宅市场生态发展战略思路,为房地产企业提前布局和积极转型赢得发展优势提供新的战略参考。
        Real estate is a major pillar industry related to the national economy and the people's livelihood.Since the reform and opening up,the real estate market has made tremendous progress with the rapid development of economy,but high housing price,housing security weakness,real estate policy failure and other issues are becoming more and more prominent,almost an endemic in large and medium-sized cities.The central government grasps accurately the future development situation of the housing market and puts forward the development strategies of adhering to the housing property,which will become the focus of the housing market transformation.At present,real estate enterprises rarely possess profound understanding to the future market development,the new characters and new trends of the transformation,which disables the enterprises to advance the layout of the problems encountered in the future housing market.On the basis of exploring the new characteristics and new trends of the development of China's residential market,new strategies for the development of the residential market are put forward in order to provides a strategic reference for the layout and development direction of real estate enterprises in advance.
