基于问卷调查的攀枝花市房地产市场需求分析

摘要
近年来,我国房地产市场伴随着快速发展而出现的住房供求矛盾突出、住房有效供给不足、住房供给结构不合理等问题一直没有得到彻底解决,严重影响着房地产市场的繁荣稳定。掌握房地产市场的运行状况、需求状况、供给状况等房地产市场基本情况,是制定房地产市场政策、实施房地产市场宏观调控的依据,从而有效抑制房价上涨过快的势头,解决房地产市场出现的诸多问题。
     攀枝花市是四川省区域中心城市之一。攀枝花市房地产市场的发展中出现了诸如全国房地产市场市场面临的问题,但也出现了攀枝花市房地产市场特有的问题。正确认识攀枝花市房地产市场状况,是政府制定房地产市场政策、进行城市规划的前提。本文根据攀枝花市2010年6月的家庭问卷调查结果并结合攀枝花市政府披露的相关信息,从居民的住房现状、住房需求状况、市场供给等方面对攀枝花市房地产市场做全面、深入的研究;深度剖析攀枝花市房地产市场存在的问题;针对这些问题,提出促进房地产市场健康稳定发展的具体措施。
     首先,阐述本文研究的背景和意义并对相关的研究进行综述,提出本文的研究主题以及安排文章的章节结构。
     其次,对问卷进行简要说明并进行相关描述性统计。现从问卷的设计原理、问卷的发放、收集整理的方面进行简要说明。再对攀枝花市房地产市场涉及的基础性问题进行描述性统计,以获得攀枝花市房地产市场的基本情况。
     再次,进行攀枝花市房地产市场的需求分析。依据调查问卷,首先对攀枝花市区的存量住房进行测算;然后估计住房需求,从购房需求和租房需求结构角度等方面进行深入分析。
     最后,总结结论并提出建议。先结合攀枝花市住房供给情况,进行攀枝花市住房市场供需分析;然后针对上述研究揭示出的房产市场存在的问题,提出具体的解决措施,以促进攀枝花市房地产市场健康稳定发展。
In recent years, the problems going with the rapid development of the Chinese real estate market, such as the prominent contradiction between housing supply and demand, the insufficiency of housing effective supply, the unreasonable housing supplies structure always fail to obtain the thorough settlement, which seriously influences the prosperity and stability of the real estate market. Mastery of the basic situations such as the operation of the real estate market, demand condition and supplies condition is the foundation for formulating the real estate market’s policies and implementing the real estate market macroeconomic regulation and control, thus, suppresses the excessively quickly rising tendency of the house price and the solves the questions appears in the real estate market.
     Panzhihua is one of the regional key cities of the Sichuan province. The real estate market in Panzhihua has the problems, which such as the national real estate market market facing, but also has the unique problems in Panzhihua’s real estate market. Understanding the current real estate market condition in Panzhihua is the premise for the government system’s real estate market policy and the urban planning. According to the Panzhihua family questionnaire survey results in June 2010 and the related information disclosed by the municipal government, this article studies the Panzhihua’s real estate market comprehensively and analysises the exiting questions deeply from the aspects of the resident's housing situation, housing demand condition and market supply. In view of these questions, this article proposes the specific and effective measures for promoting the real estate market to progress steadily.
     Firstly, the article descripts the background and the significance and carris on the summary to the related researches, and then proposes the research subject as well as the arrangement of the structure.
     Secondly, explain the questionnaire and carry on the descriptive statistics. This chapter does some short specification from the principle of the questionnaire design, distribution as well as the collection. Then carry on the descriptive statistics on the foundational questiones, which involves to the Panzhihua real estate market, to obtain the basic information on the Panzhihua’s real estate marke.
     Next, the article carries on the analysis to the market demand of the Panzhihua’s real estate. Based on the questionnaire, the storage housing is measured, and then the housing demand is estimated for carrying on the thorough analysis from the demand structure of renting a room or buying a home.
     Finaly, summarize conclusions and put forward the proposals. Depending on the housing supply situation, the article carries on the analysis on the housing market supply and demand firstly. Then, in view of the existing problems based on the above researches, the articale proposes the concrete measure for promoting the Panzhihua’s real estate market health and stability.
