摘要
现有隔震技术应用方案决策经济性评价中主要采用投资效益准则,缺乏对建筑无形价值的考量,影响决策者对隔震技术应用价值的评估。价值工程法是结合功能、成本为一体的经济分析方法。通过对某住宅应用隔震技术方案决策中的价值工程法分析,建立隔震建筑功能评价指标体系,并运用模糊层次分析法进行功能评价、运用全寿命周期法进行成本分析,结果表明,采用隔震设计,该项目功能提升,全寿命周期成本基本持平,总体应用价值提升。以期供决策者参考。
The economic analysis models set up by these researchers were based on the whole life-cycle costs of the isolation buildings,which were unable to evaluate the intangible value of building,it may mislead the decision-makers to make inappropriate evaluation of isolation buildings. Value Engineering is an economic analysis which combines functionality and cost. A seismic isolation technique is applied to a residential building use Value Engineering analysis,setting up the index system of function assess about isolation building,evaluating the function coefficient using fuzzy comprehensive evaluation method. By using the method of life-cycle cost analysis in the evaluation of costs. The results show the program use isolation design,which the ability of earthquake proof of the building is improved. The whole life-cycle cost stays the same as the unapplied building and the application value improved. Thus provides reference for the application of decision-making on isolation building.
