基准地价变化及其驱动因子分析研究——以天水市秦州区为例

摘要
根据天水市秦州区2007年和2013年基准地价的更新成果,通过计算同级各类地价比率指数、同级各类地价环比指数、同类各级地价比率指数、同类各级地价环比指数在内的基准地价内部结构比率关系,并在计算结果分析比较的基础上,采用主成分分析法对影响天水市秦州区基准地价变化的驱动因子进行分析.结果表明:秦州区各类用地的地价均处于上升阶段,其中各级土地均为商业地价大于住宅地价大于工业地价;居住用地价格近些年增长较快,尤其在Ⅰ、Ⅱ级地上;工业用地的Ⅴ、Ⅵ级地价较其他级增长显著,反映出秦州区工业向城市周围转移的趋势.主成分分析中第1、第2主成分的累计贡献率高达96.263%,其中第1主成分的贡献率为86.768%,第2主成分的贡献率为9.496%.研究结果表明,引起天水市秦州区基准地价动态变化的主要内在驱动因子为经济发展水平、城市规模、基础设施完善度和交通便捷性.
        This paper analyzed the standard land price variation from 2007 to 2013in Qinzhou District,Tianshui City.The price data,land price ratio index and various land price ratio chain index at the same level were calculated as well as the same kind of level price rate index and level land price ratio chain index.This paper studied the driving forces of standard land price changing in Qinzhou District,Tianshui City by using principal component analysis.The results showed that the land price of various types were rising in Qinzhou District,the price of commercial land was much higher than that of the residential land and industrial land in each level.Residential land price increased rapidly in recent years,especially in the I and II class ground;V and VI class of industrial land premium were significantly higher that of the other classes,this reflecting the industrial transfer to the surrounding city.In principal component analysis,the first and the second principal component cumulative contribution rate was up to 96.263%,of which the contribution of the first principal component was 86.768%,while that of the second principal component was 9.496%.The results revealed that fundamental inner driving factors were the level of economic development,city size,in-frastructure improvement and convenient transportation.
