摘要

为丰富房地产市场监测分析的方法和角度,研究尝试结合不动产测绘成果,从供给侧的角度,以新增住宅面积为分析对象,引入Mann-Kendall方法并结合GIS作变化趋势分析。研究分析2007年至2016年间新增住宅面积在空间上的分布,并分析其随时间在不同空间位置的变化趋势,有效地识别分布和变化的热点和冷点。研究认为,Mann-Kendall方法可适用于房地产市场监测的其他指标,为相关决策的制定提供支持。
        In order to improve the method and perspective of the real estate market monitoring and analysis,from the standpoint of the supply side,the temporal and spatial trends of new residential area are analyzed based on GIS and the method of Mann-Kendall,supported by real estate surveying results.The spatial distribution and temporal trend of new residential area are studied from 2007 to 2016,while the Hot Spots and Cold Spots are successfully identified.It is believed that the method of Mann-Kendall can be applied to other indicators in the monitoring and analysis of real estatemarket,and which can be effectively used for decision support.
