基于物元分析的旧混凝土建筑再利用价值研究

摘要
本文研究的旧混凝土建筑的再利用价值是旧建筑再利用研究系统下的分支,同时涉及工程经济研究领域的相关学科。
     为了使旧混凝土建筑改造更加科学、合理,本文以可持续发展和建筑寿命周期能耗为基础,通过理论研究和案例分析的双重视角,对旧混凝土建筑的再利用价值进行了系统分析研究。运用群组决策特征根法、专家评分法和物元理论,初步建立了较完善的旧混凝土建筑的再利用价值评估体系,该体系包括三种模型:结构可靠性评估模型、再利用价值评估模型、改造方案价值优选模型,并利用该体系对某一工业厂房进行了评估,评估结果表明体系的可操作性和实用性。
     引入了“含能”概念,将建筑能耗和含能相结合,完善了建筑寿命周期能耗理论;将模糊物元分析引入到工程经济分析中,初步建立了改造方案价值优选模型;以往对旧建筑物的价值评估侧重于文化价值和经济价值的评估,而本文将生态价值也作为评估的关键因素之一,使价值评估的内容更全面。
     本文的研究成果对旧混凝土建筑改造具有指导和借鉴价值。
The transformation of old concrete buildings has become the social focus with the redevelopment of Chinese cities. The object of this study is reuse value of old concrete building; the purpose establishes the valuation system of old concrete building.
     According to the theory of sustainable development and the theory of life cycle energy consumption in the paper, it has performed value study to reuse value on the old concrete building through dual angle theoretical analysis and case studies. A more perfect evaluation system is initial established for reuse on the old concrete building with group eigenvalue method,expert grading and matter element theory in the paper. This system consists of three models: structure reliability evaluation model, recycle value assessment model and value of scheme optimization model. Valuation results show that the system is feasible and practical with the system to a certain industrial building.
     "Energetic" concept is introduced in the paper, the building life cycle energy consumption theory is improved by the combination of the building consumption and "Energetic". Economic analysis of civil engineering is injected into new blood introducing fuzzy matter element analysis to it. Comparing with previous comprehensive assessment of the building which focuses on cultural value and economic value, this paper also regards ecological value as one of the key factors. It has certain significance.
     The research results of this thesis have reference and guidance to the modification of old concrete buildings.
