当代住宅户型设计之创新研究
摘要
户型是城市住宅的基本单元，户型的格局影响着家庭的生活质量，因此户型创新也是房地产项目成功的核心。
如今的房地产市场日新月异，新房型层出不穷，体现了人们对于房型格局各方面的需求。本文采取列举的方法，总结了近几年来在我国各住宅领域中出现的各种创新户型，分析了它们产生的背景特点，并列举了具体案例以分析其布局特点。
典型住宅户型中，按别墅、高层、小高层、多层住宅来分类，并列举了各类别中的户型新概念；特殊类别户型中，重点介绍了近年走俏的小户型住宅；立体空间户型里，则分析了错层、复式、跃层住宅中出现的户型新形式；著名企业户型示范中，选取了奥林匹克花园与万科地产两个案例，通过对其户型发展的研究来探寻其品牌的成功之道；最后，还探讨了科技发展与户型创新之间的关系。从分析各种案例出发，总结了我国目前住宅发展现状，并对未来发展提出了展望。
当今的居住置业正在走过一个高发展期的过程，是发展的一个循环向更高一个循环前进的过程。我们研究的户型实例也正是这一过程中出现的新现象。正像许多发达国家的城市住宅建设一样，带着强烈的时代特色，作为商品住宅核心的住宅户型，将随着我国市场经济的跨越式发展而不断完善和成熟。可以预期，将来的居住户型将会是在良好的生态背景下的，高信息化、高智能化、高技术化的充满人性化特色的祥和的家庭人居空间。
Unit design is the basic of the city-housing and the home plan pattern affects the living quality of the people. For this reason, unit innovation is also the real core of the successful realty items.
Now the realty market is changing everyday and new unit design emerges in endlessly. This reflects people’s needs of the unit-pattern from every aspect. This paper tallies up every kinds of creative unit designs in the last few years in our country through the method of the enumeration, analyzes their output backgrounds and explains the characteristics of their layout using concrete cases.
The disquisition includes five parts about practical examples. In the typical cases, many new conceptions in various fields are enumerated and in the special cases, emphasis is the small unit design, which is the focus in the realty market recently. Otherwise, many new unit forms are analyzed in stereoscopic space cases and in the famous corporations’ demonstrations, the Olympic Garden and Vanke are selected and analyzed to search for the recipes of success. Finally, the article studies the relation between the development of the technology and the creation of the unit design. From these analysis, the disquisition tallies up the realty actuality in our country and gets the conclusion of the further development of the city housing.
Nowadays, the city housing is in a high-developing process. These unit designs are too exactly in this process. As many developed-countries’ city housing, the unit designs which take the strong ages features and action as the core of the realty will be continuously perfect along with market economy’s development. We can expect the future unit design will be high-information, high-intelligence, high-technique and full of humanity space under the ecosystem background.
