小型地理信息系统平台的研制与开发

摘要
传统的房产信息系统在房地产中介行业中的应用存在着一定的局限性,许多成型商用地理信息系统软件在这方面的应用较少,且存在着各自的不足或缺点。本论文旨在研究地理信息系统的体系结构,开发一个应用于房地产中介行业的小型网络地理信息系统平台,研制自主知识产权的地理信息系统软件。主要采用面向对象技术使用MicrosoftVisual C++6.0进行系统开发;采用基于关系数据库的空间数据库设计,提出了一种新的适于房地产行业的空间数据库结构模型,抛弃了空间数据与属性数据分开存储造成效率低下的传统数据管理方法。在地图管理结合图层管理和块管理,更加方便用户使用和节省存储空间。这种数据库结构模型和图层与块相结合的地图管理方式易于扩展到其他领域。网络数据传输采用三层结构模型,并采用Java Applet进行开发,与平台无关且具有良好的安全性,使空间数据的存储、分析和共享成为可能。
     整个系统在开发初期取得一定的成果,可以实现地理信息系统的一些基本功能如文件操作、数据格式的相互转化、矢量图形的绘制、空间数据和属性数据的简单查询、基本地图管理等,运行结果正确,但完成全部功能仍然需要进行长期不懈的努力及对系统进行深层次的开发和完善。
     开发自主知识产权的软件对我国信息产业的发展意义重大,本课题的研究是对地理信息系统整体结构和功能的大胆探索。关于地理信息系统在房产中介上的应用,主要还都集中在房产评估方面,本课题将在房产中介业务方面做有益的尝试。
The traditional real estate information system exists some deficiencies when applied in the real estate agency field. The commercial GIS software has own disadvantages and is rarely used in the field. This paper makes a research on the structure of GIS (Geographic Information System), and developing a small WebGIS platform whose intellectual property right is owned by the developers and applied in the real estate agency field. The system plies the object-oriented technology mainly. Microsoft Visual C++6.0 is adopted to develop the software. A spatial database based on RDBMS (Relation Database Management System) is employed in design. A new spatial database model is brought forward to, which is suitable for real estate and throws away the traditional data management method that separates spatial data from attribute data resulting low efficiency. Block management is combined with layer management in map management function in order to make user use the software more conveniently and save the storage space. The spatial database model and the new map management manner can extend to the other fields. In network part, three-level model and Java Applet technology are selected that is independent of the platform. It is possible to make spatial data's storage, analysis and sharing by applying these technologies.
    In the first stage of developing, the system performs well, and the basic GIS functions, such as file operation, the conversion between different data formats, drawing vector graphics, ordinary query between spatial data and attribute data and map management, can be realized with correct result. However, it still needs a long period of hard work to implement the whole function of the system and in-depth development and improvement.
    It is important for the information industry of our country to develop software whose intellectual property right is owned by the developers. It is an audacious exploration that the paper researches into the structure and function of GIS. In the real estate field, the applications of GIS focus on real estate evaluation. The papers make an attempt at to apply GIS to the real estate operation.
