摘要
工业用地价格差异及其影响因素研究已成为长三角一体化区域产业发展的研究热点。本文基于长三角区域206个县(市、区)2018年工业用地出让价格数据,采用变异系数分析区域工业用地价格空间差异性,构建多元回归模型分析区域工业用地价格空间差异影响因素。研究表明:在长三角一体化区域存在一定程度的工业用地价格空间差异,城市间工业用地价格差异大于城市内部工业用地价格差异,工业用地价格空间差异主要受工业产出效率、工业用地资源、工业用地出让最低价管制、工业从业人员、工业能源消耗等因素影响。文章同时提出了相应的政策建议。
        The issue of differences in the price of industrial land and their influencing factors has become a hot topic for research on industrial development in the Yangtze River Delta. Based on 2018 industrial land price data of 206 counties(cities and districts) in the Yangtze River Delta region, this study used a coefficient of variation to analyse the spatial difference of regional industrial land price, and constructed a multiple regression model to determine the factors influencing the difference.The results showed that there was a certain degree of spatial difference of industrial land price in the integration region of the Yangtze River Delta and inter-city industry. The price difference of industrial land in the integration region was greater than that of industrial land in cities. The spatial difference of industrial land price was mainly affected by industrial output efficiency,industrial energy consumption, industrial employees, industrial land resources, and price control policies. Corresponding policy suggestions were put forward.
