摘要
小城镇建设发展日渐升温,迫切需要一种系统、合理以及适合小城镇特点的确定土地开发强度的方法。文章基于GIS平台,分析影响小城镇土地开发强度的因子,构建小城镇土地开发强度的基准模型。依据生态原则、美学原则、文化原则修正基准模型,根据建筑密度分区、建筑高度分区、城镇功能分区去构建修正模型。并且以总体规划中确定的土地用地性质和区域建设意向为基准,构建土地开发强度的扩展模型。研究发现,修正模型比较基准模型降低了鲁坦河两侧的开发强度,同时提高了老城区部分地区的开发区强度,对部分地区进行了整体性控制,避免了零碎化。修正模型的构建更有利于源潭镇生态环境的保护以及南北大道两侧景观的塑造,同时更符合源潭镇现实情况。通过实证研究,探讨了小城镇土地开发强度分区模型构建,以期为类似地区的土地利用健康发展以及城乡规划的制定和管理提供一定的科学依据。
        The development of small towns is becoming increasingly heated. There is an urgent need for a systematic and reasonable method of determining the intensity of land development suitable for the characteristics of small towns. Based on the GIS platform, this paper analyzes the factors that affect the intensity of land development in small towns and builds a benchmark model for land development intensity in small towns. Based on the principles of ecology,aesthetics, and cultural principles, the model is revised according to the building density partitioning, building height partitioning and urban functional zoning to construct a revision model. And based on the nature of land use and regional construction in the overall plan, an extended model of land development intensity is constructed. The study found that the revised model comparison benchmark model reduces the intensity of development on both sides of the Lutan River, at the same time, it improves the strength of the development zone in some areas of the old city and controls the whole area in some areas and avoids fragmentation. The construction of the revised model is more conducive to the protection of ecological environment in Yuantan and the shaping of the landscape on both sides of North-South Avenue, and is more in line with the reality of Yuantan. Through empirical research, this paper discusses the construction of the zoning model of the intensity of land development in small cities and towns, with a view to providing some scientific evidences for the healthy development of land use in similar areas and the formulation and management of urban and rural planning.
