城市征收拆迁冲突的空间区位条件影响机制研究

摘要
本文采用logistic回归与决策树模型的方法,对杭州市城区68个拆迁小区的空间区位条件进行分析。逻辑回归筛选出的因素导入决策树模型进行分析,得到决策树规则为:高架入口<=2100m——医院<=800m——河流>620m——学校>200m。表明高架入口、医院距离拆迁小区较近时不易发生拆迁冲突,河流、学校距离拆迁小区较远时不易发生拆迁冲突。基于分析结果,提出以下建议:为拆迁后住地周边区位条件发生负向变化的拆迁户提供相应的补偿;优化基础设施,尤其是高架桥、医院、河流、学校等资源的布局结构,以弱化部分区位条件过度的吸引力,从而减少拆迁导致相关利益的损失。同时合理优化基础设施布局,均衡地区发展,从根本上解决拆迁冲突中区位条件变化对拆迁户拆迁意愿的影响。
By using the method of logistic regression and decision tree model,the spatial location conditions of 68 residential areas in Hangzhou city were analyzed.The factors are analyzed by the use of decision tree model,and the final integrated decision tree rules are as follows:elevated entrance <=2100m- hospital <=800m-river >620m- school >200m.The accuracy of decision tree is 78.6%,indicating that factors were statistically more rea-sonable to solve these problems.The space conditions are significant in constructing the compensation standard.Many suggestions were put forward as follows.Providing the corresponding compensation for house demolition where the spatial location is negative.optimization the infrastructure,especially the layout structure of the viaduct,hospitals,schools,rivers and other resources,and reducing the excessive part location so as to reduce the attraction.More important,a reasonable optimization of the infrastructure would be provided to resolve the house demolition conflict.
