摘要
随着社会经济的不断发展,房地产逐渐成为我国居民最主要的家庭财富。房地产对我国经济的带动不仅在上下游的产业链上,更在于房地产的财富效应具有刺激居民消费的作用。文章以上海市作为研究对象,构建了基于上海市不同收入阶层的面板模型,并进行实证分析。结果表明,上海市作为消费经济发展的代表性城市,房地产对消费的发展做出了一定的贡献,房地产的财富效应较为显著,但对于不同收入阶层财富效应并不均衡。因此,要保障房地产的健康发展,保障低收入者的住房需求,同时调整产业结构,降低国民经济对房地产经济的依赖,以避免贫富差距的进一步扩大。
        With the continuous development of social economy,the real estate has gradually become residents' main family fortunes in China. It not only makes a drive to the industry chain but also stimulates the residents' consumption. With Shanghai as the research object,an empirical analysis is carried out with the panel model of various income classes in Shanghai. It is discovered that real estate contributes to the development of consumption. Shanghai is a representative of consumption economy development. The wealth effect of real estate is more remarkable but it is not balancing among people of various in the come classes. It is argued that healthy development of the real estate should be guaranteed. Low income owners' housing need should be secured. The industry structure should be adjusted to lower the dependency degree of the national economy on the real estate economy and to avoid a further expansion of wealth gap.
