摘要
人口老龄化对房价的影响存在特别明显的区域差异性,即我国西部地区的人口老龄化与房价有显著的正相关性;中部地区的人口老龄化与房价的相关关系表现为比较弱的负相关性;然而东部地区的人口老龄化与房价的相关关系表现为显著的负相关性。除此之外,在我国不同的区域内,除人口老龄化因素外的其他因素,如城市化率、人口自然增长率、人均实际GDP及实际房屋竣工造价对房价的影响方式以及程度也存在较大差异。
From the regional perspective, the impact of aging population on housing prices has a particularlysignificant difference. That is to say, there is a significant positive correlation between aging population in thewestern region and housing prices; the correlation between aging population and housing prices in the central regionis negative. However, the correlation between aging population and housing prices in the eastern region shows asignificant negative correlation. Moreover,in different regions of China,in addition to other factors that contributingto the aging of the population,the urbanization rate,the natural birth rate of the population,the per capita realGDP,and the actual housing completion cost have a particularly large and different impact on the housing prices.
