摘要
首先将住房的组成成分分为内在属性和外部环境因素,其次在此基础上采用多元线性回归的Hedonic法对城市街道开放空间进行评估,最后研究结果表明:基于二手房房价量化分析后,发现城市街道开放空间价值比较显著,街道开放空间变量与房价之间多数呈现正相关;只有到最近商业广场、河流和公园的距离3项指标呈负相关;影响最大的指标是人体舒适度指数,所有指标都呈现明显的线性关系.
In the report,the components of housing were divided into internal attributes and external environmental factors,and Hedonic method was used to evaluate street open space. The results indicated that the quantitative analysis results of second-hand housing prices suggested that the value of urban street open space is significant,the variables of street open space are positively correlated with housing prices and negatively correlated with the distance to the nearest commercial square,river and park. The most influential indicator is human comfort degree. All indexes showed obvious linear relationship.
