摘要

以中国房地产企业融资情况为研究背景,选取135家上市房地产企业2017年年报的财务指标为研究样本,通过DEA-BCC模型,引入四个投入变量和三个产出变量,从技术效率、纯技术效率、规模效率三个角度,构建中国房地产企业融资效率评估体系。并根据计量结果,结合中国现有经济政策,为房地产企业提高融资效率提出可行建议。
        This paper takes the financing situation of China's real estate enterprises as the research background, chooses 135 listed real estate enterprises' financial indicators as the research sample, and through DEA-BCC model, introduces four input variables and three output variables to construct the financing efficiency evaluation system of China's real estate enterprises from three perspectives of technical efficiency, pure technical efficiency and scale efficiency. According to the measurement results, combined with China's existing economic policies, this paper puts forward feasible suggestions for real estate enterprises to improve financing efficiency.
