基于房地产业视角的中国沿海区域城市旅游发展研究

摘要
城市旅游是一种新兴的旅游形态,其丰富了现代城市发展的经济收入来源,也在一定程度上影响着城市的社会文化和经济发展观念。中国的沿海城市具备丰富的自然资源和地理优势,通过开发城市旅游经济,将对其未来的城市规划、经济构架及国际知名度等建设工作提供巨大的保障。因而,从沿海城市开发城市旅游的影响因素角度展开研究,是具有重要的现实意义和理论价值的。
     本研究关注了房地产业对中国沿海区域城市旅游活动的影响关系及其旅游住宅地产业得发展策略问题。目前,国内外学者意识到城市旅游理论研究的重要性,因而近些年来有关城市旅游的驱动力和影响因素理论研究成果有所增加。诸多研究表明城市旅游的兴起源于城市独特的文化氛围、建筑风格、服务功能、消费环境等因素,而房地产业发展恰恰具有丰富城市建筑风格、提供居住条件、影响区域消费水平、贡献经济产出等效用。这些效用对城市旅游的发展具有直接或间接影响。于是,如何从理论和实证角度揭示城市旅游发展中的房地产业影响因素构成,便成了一件极为有趣的科学问题。
     本研究考虑从房地产自身发展特征和受其影响的区域经济特征两个方面着手,探索房地产业对中国沿海区域城市旅游的直接和间接影响效用。同时,对新兴的旅游与地产融合体——旅游住宅地产的发展策略进行了探索。研究工作取得如下三项创新成果。
     (1)建立了房地产业对中国沿海地区城市旅游发展的影响因素分析模型,实证揭示了房地产业对沿海地区城市旅游发展的直接与间接影响因素构成,并证明了房地产业、区域经济与城市旅游发展之间存在的显著关联影响。
     (2)实证揭示了房地产业泡沫对中国沿海区域城市旅游的影响关系。研究中建立了基于主成分分析的中国城市房地产泡沫评价模型,并实证确立了城市房地产泡沫的发展阶段划分,实证研究亦指出,中国的房地产业近年来已存在较大的泡沫化倾向,无泡沫的城市并不存在。
     (3)提出了中国沿海区域发展城市旅游过程中的旅游住宅地产实施策略。在研究过程中,辨析了旅游住宅地产的特点,并明确了其概念;全面、具体地阐述了中国沿海城市旅游住宅地产和城市旅游发展的互动关系,建立了旅游住宅地产项目实施效果评价指标体系及模型,并基于实例分析了该指标体系及模型的有效性。
City tourism is an emerging tourism pattern which enriches the resource of economic income of modern cities'development. To some extent, it has an influence on social culture and the concept of economic development. Chinese coastal cities have abundant natural resources and geographic advantages. City tourism exploitation will provide a huge security for their city planning, economic framework, international popularity and some other constructive work in the future. Therefore, it has realistic significance and theoretical value when it studies from the view of driving forces of the coastal city tourism exploitation.
     This paper focuses on the effects of real estate on Chinese coastal city tourism activities and the problem of developmental evaluation of these city tourism and residential property projects. Because some scholars home and broad have realized the importance of researches on city tourism theories, in recent years, research results about the driving forces and influencing factor theories which have effects on the city tourism are increasing. Many studies have shown that city tourism originates from these following aspects, the unique cultural atmosphere, the architectural style, service function, consumption environment and so on. The development of real estate just has the utilities of enriching architectural style of one city, providing housing conditions, affecting regional consumption level, contributing output to the society and so on. These utilities affect the development of city tourism directly or indirectly. So, how to reveal the constitution of real estate industry's driving forces of the development of city tourism has become an interesting scientific topic.
     This paper starts from the view of the characteristics of real estate industry and that of regional economic characteristics which are effected by real estate industry to explore the direct driving factors and indirect factors of real estate on city tourism in coastal areas of China. At the same time, it analyzes the development strategies of tourism and residential property industry which is the combination of the emerging tourism and real estate industry. This paper achieves several innovations as follows, first of all, it builds the model of driving forces analysis of effects of real estate industry on coastal city tourism development. Through empirical analysis, it reveals the constitution of direct driving factors and indirect ones of real estate industry on city tourism in coastal areas of China. And, it has proved the notable relation between real estate industry, regional economy and city tourism each other. Secondly, based on principal components analysis, it builds an evaluation model of real estate bubble in Chinese cities. And, through empirical analysis, it establishes each development stage of city real estate industry bubble. The empirical results prove the existence of real estate bubbling tendency in all sample cities, in recent years. In the end, based on investigation, it builds an evaluation model of the implementation effects of the tourism and residential property project in coastal cities of China. And, combined with the case study, it analyzes the characteristic supervision and evaluation elements in implementation process of tourism and residential property.
