中海地产住宅小区智能化建设的应用和研究

摘要
我国在智能小区技术领域与欧美国家的差距并不大,估计仅滞后2~3年,在这几年中,我国将全面普及智能小区网络系统和产品,即开始走进普通居民的家居中。在这个时期,整个市场将是以我国自行研究和开发的系统和产品为主;国外的产品将在高档系统产品占有一席之地。真正智能小区网络的大市场在2004~2007年已经形成。我国人民将以怎样的方式来观看和参与在我国举办的2008年奥运会,现在都是很难准确预料和想象的,但有一点是可以肯定的:这将是以一种与现在观看体育比赛完全不同的方式和心态。基于以上智能家居发展状况,那么未来智能市场发展潜力该如何呢?
     智能家居是住宅小区智能化的核心部分,目前我国的智能家居市场有三个特点:一是市场潜力大,我们知道现在的房地产业在全国的发展都很火爆,作为其下游产业,智能家居市场前景还是非常乐观的。第二点就是产品多,厂家多,大部分集中在上海、北京、深圳、广州等地。但到目前为止还没有一家形成规模化。再有就是在智能家居行业国家还没有统一的行业标准,使得很多中小企业各自为政,按自己对市场的理解来开发产品,相互间的产品不具兼容性,这种局面有点春秋战国时代诸侯争霸的感觉。
     因此,今后几年智能家居市场会进入一个行业整合阶段,最终可能会出现几家规模比较大,品牌影响力好的厂家。从产品角度来讲,以后的智能家居产品会朝着实用化、傻瓜化(操作简单)、模块化的方向发展,所谓模块化就是产品开发商把智能家居产品做成模块化的,可以根据用户的实际需求任意搭配。这样不仅可满足不同层次用户的需要,而且可以节约成本,也可以节约不必要的端口模块的浪费。
     随着高科技和信息技术的广泛应用,安全、舒适、便利的生活环境已经不再是一个遥远的梦想。由于智能化小区系统能够为人们提供更加轻松、有序、高效的现代生活环境,因此已经成为房地产商追逐的热点。在未来,没有智能化系统的住宅小区将像今天不能上网的住宅那样不合潮流。相信不远的将来,智能家居一定会更好地造福人类。

Lives at home the development condition based on above intelligence, then how the future intelligence will live at home the market development potential to be supposed?
     The intelligence lives at home is the housing intellectualization core part, at present our country's intelligence lives at home the market to have three characteristics: One is the market potential is big, we knew present the real estate industry very is all irritable in the national development, took its downstream industry, the intelligence lives at home the market prospect is extremely optimistic. Second is the product are many, the factory are many, majority of centralisms in places such as Shanghai, Beijing, Shenzhen, Guangzhou. But so far does not have one to form the formalization. Again has is lives at home the profession country in the intelligence not to have the unification profession standard, causes very many small and medium-sized enterprises to do things their own way, the understanding develops the product according to oneself to the market, the product does not have the compatibility mutually, this kind of aspect a little Spring and Autumn Period Warring States time feudal lord strives for hegemony feeling.
     Therefore, the next several year intelligence will live at home the market to be able to enter a profession conformity stage, finally possibly will be able to appear several scales quite to be big, brand influence good factory. As for the product angle, later intelligence lives at home the product to be able to face the practical application, the fool (simply operation), the modular direction is developing, the so-called modulation is the product developer lives at home the product the intelligence to make the modulation, may match willfully according to user's actual demand. Not only like this may satisfy the different level user the need, moreover may save the cost, also may save the nonessential port module waste.
     Along with the high tech and the information technology widespread application, the security, comfortable, the convenient living conditions already no longer were a remote dream.
