摘要
旅游地产是近年来在我国出现的一个新概念,旅游地产作为旅游业与房地产业交叉发展产生的新型产业,有利于两大产业的良性互动,能够带来巨大的经济效益和社会效益,而目前旅游地产的项目开发还处于探索阶段,其理论基础、开发模式和法律法规都有待完善。
     对我国来说,旅游业和房地产业均已成为新的经济增长点,旅游与房地产的结合发展也呈现良好的发展势头,有越来越多的企业(特别是房地产企业)都开始了旅游地产的开发,其中有许多项目的开发相当成功,但同时也出现了不少的问题,一些旅游地产项目的开发对经济和环境造成了某些负面影响,这些问题都需要进行理论的分析和指导,因此,如何规避风险、把握机遇,就成为每个投资者所必须思考的问题。
     本文中对于我国旅游地产的发展现状及面临的阻碍和进一步发展等问题展开思考。通过对我国旅游地产项目开发的现实状况进行研究,分析发展过程中所存在的问题,并对旅游地产投资环境和投资风险进行了比较深入的分析,提出了旅游地产投资项目的综合评价方法,进而提出了进一步提高我国旅游地产项目开发的对策和建议,具有一定的理论价值和现实意义,为提高我国的旅游地产项目开发水平提供相关的理论指导和借鉴,对相关的行业和政府管理部门也具有一定的参考价值。
Tourism real estate is a new concept appearing in China in recent years, as a new industry which is the cross-development of tourism and real estate, is conducive to the beneficial interactions between the two industries, and brings great economic and social benefits. At present, tourism real estate project development is still at the exploratory stage; its theoretical basis, development patterns and laws and regulations need to be perfected.
     For our country, tourism and real estate have become the new points of economic growth; and there is a good momentum of development of the combination of the tourism and real estate. More and more enterprises (especially the real estate enterprises) have started the tourism real estate development, and many of them are quite successful project, but also a lot of issues rise up, some tourism real estate projects caused some negative impact to the economy and the environment. These issues require theoretical analysis and guidance, therefore, every investor is necessary to consider the issue: how to avoid risks, and grasp the opportunity.
     In this paper, we mainly talk about the actuality of the development of tourism, the obstacles of the real estate having to face and how to develop it. Through studying the actual situation of development of tourism real estate project of China, analyzing the problems and investment environment and risks existing in the process of development of tourism real estate, bring in method of evaluating the project of the tourism real estate and then put forward the strategies and recommendations about how to enhance the country's tourism real estate project development further. Of course, it has more theoretical value and practical significance, providing theoretical guidance and reference to improve China's tourism real estate development levels, also has a reference value to the relevant industry and government.
