地产开发企业物联网技术采纳行为研究

摘要
物联网技术的发展在我国已经有了十年的历史,2009年8月,时任总理温家宝在视察中科院无锡物联网产业研究所时,提出“感知中国”这一概念,此后,物联网被正式列为我国五大新兴战略型产业之一,写入政府工作报告。2012年2月14日,工信部颁布中国的第一个物联网五年规划——《物联网“十二五”发展规划》,由此,在政府的重视下,物联网的发展成为整个中国社会关注的焦点。
     地产行业在我国20年的飞速发展之后,在调控不放松的大背景下,融资渠道逐渐变窄,开发和建设成本日益增长,使得地产开发企业的压力倍增。越来越多的地产开发企业认识到需要通过开发新的产品和营销点来提升自身的优势和市场地位。而随着人们生活水品的提升,人们对居住环境有了越来越多的要求,互联网、通讯技术的普及和渗透更加从根本上改变了人们的很多生活方式,希望可以通过现代技术的运用让生活更加智能化和高品质,而且当前环境问题日益突出,人们也越来越重视生活中的环保。物联网和地产开发企业的结合正好迎合了绿色环保和智能化生活的理念。而国家也在一些经济条件较好的地区进行物联网基地试验,所有这一切都让地产开发企业认识到通过与物联网的结合建立专门的地产开发企业物联网,可以从本质上提升小区的生活品质,吸引更多的客户群,也能更加科学地利用所有资源,做到环保和可持续发展。而目前学者关于物联网的研究还是处在技术研究和应用阐述阶段,由于缺乏权威的研究成果,很多定义和概念都没有统一的确定,尽管一些学者也对物联网在地产业的应用做了研究,但几乎也是泛泛而谈,没有系统深入地进行分析,更缺乏关于专门针对地产行业的物联网采纳和应用问题的研究。因而本文的研究课题在理论上能为物联网在地产业的应用这个研究主题适当填补一些空白。
     本文同时从全局视角,以主导者地产开发企业为切入点研究分析了地产开发企业对物联网的采纳行为,并探讨了该物联网发展中存在的问题等。主要研究了以下几个方面的内容:(1)按照从小到大的视角,逐步深入分析了地产开发企业物联网的应用;(2)剖析了该物联网各个节点企业,结合地产业的特殊性,创新性地提出了地产开发企业物联网商业模式;(3)从过程的角度分析了地产开发企业物联网的价值链体系、盈利方式和利益分配方式;(4)在总结和分析相关研究成果的基础上,结合地产开发企业和物联网技术的特征,构建了地产开发企业物联网技术采纳行为模型,并通过问卷调查对模型和假设进行了实证检验,剖析地产开发企业采纳物联网技术的影响因素及各影响因素之间的关系,揭示其内在联系;(5)分析了地产开发企业应用物联网技术的现状及存在的问题,针对地产开发企业采纳物联网这一问题提出了管理上的对策与建议。
     本文的创新点主要体现在以下几个方面:
     (1)本文对地产企业物联网应用的概念内涵进行解析和定义,并从具体的单个房屋物联网应用到多个小区联合的生态物联网小区建设等详细分析了地产物联网的应用,并总结了地产物联网的具体特征。
     (2)本文对地产开发企业物联网的商业模式进行了深入而详细的分析,总结出地产开发企业物联网的商业模式,并针对性地分析了该物联网的相关客体及其内在关系,在此基础上,分析了地产开发企业物联网具体的服务内容,详细阐述了物联网在地产业的应用和意义。从经济角度分析了地产开发企业物联网构建的成本和盈利方式及利润分配模式。从实际角度展现了物联网在地产业的实际意义。
     (3)本文构建了一个比较完整的地产开发企业物联网技术采纳行为模型,揭示出地产开发企业物联网技术采纳行为的关键影响因素及相互的作用关系,在影响因素的考察上充分考虑到了地产开发企业的特征,为企业针对性地进行技术采纳提供理论依据。
     (4)本文对构建的地产开发企业物联网技术采纳行为模型进行实证,验证模型中相关假设的真实性,尤其是验证了新引入变量的真实有效性。根据已有相关研究,构建了一套测度指标体系,通过调研数据验证模型及相关假设。检验结果表明本文所提大部分假设都成立,证明了本文所提模型的有效性,总结出影响地产开发企业物联网技术采纳的一系列关键因素的相互关系,从实践角度为地产开发企业以及物联网相关企业提供决策支持。
     (5)本文提出地产开发企业物联网商业模式和地产开发企业物联网技术采纳的管理借鉴。指出地产开发企业物联网技术发展过程中存在的一系列问题;指出地产开发企业物联网商业模式以及地产开发企业物联网采纳问题的现状和发展障碍,提出了相应的对策和建议。
Development of the Internet of Things technology in our country has had decadesof history, in August2009, Premier Wen Jiabao during his inspection of Wuxi theInternet of Things Industry Research Institute of Chinese Academy of Sciences,proposed the concept "Sensing China", then, the Internet of Things was officiallylisted as one of the top five emerging strategic industries, written in the governmentwork report. February14,2012, the Ministry issued the first Chinese five-year planabout the Internet of Things-"" Twelfth Five-Year "development plan of the Internetof Things", thus, under the government's attention, the development of the Internet ofThings becomes whole Chinese society focus.
     The real estate industry in China after20years of rapid development, under thebackground that the regulation does not relax, financing channels gradually narrowing,developing and construction costs increase, making double pressure on real estatedevelopment enterprises. More and more real estate development companiesrecognize the necessary to enhance their strengths and market position by developingnew products and market points. With the upgrading of people's living standards,people has been more and more demands to living environment, the Internet andcommunication technology diffusion and penetration has changed people's way of lifefundamentally, hope that through the use of modern technology to make life moreintelligent and high-quality, and current environmental issues have becomeincreasingly prominent, people living in more and more attention to environmentalprotection. The combination of the Internet of things and real estate developmententerprises just meet the concept of green and intelligent life. Our country also makebasic test of the Internet of Things in some of the areas with better economicconditions, all of which make the real estate development enterprises recognize thatestablish specialized real estate development enterprise networking through thecombination with the IOT, can enhance the community's life essence quality to attractmore customers, moreover, can use all resources scientifically, to achieveenvironmental protection and sustainable development. Scholars’ present research onthe Internet of Things still in stage of technology research and application elaboration,due to the lack of authoritative research, many definitions and concepts are notuniform identified, although some scholars have applied to things in the real estateindustry to do the research, However, almost the generalities, there is no system toanalyze deeply, more specifically about the lack of networking for the real estateindustry adoption and application of materials research. Thus, in theory, researchpaper can fill some of the gaps appropriately with the study of the Internet of Thingsin the real estate industry topics.
     This paper both from the view of global leader and real estate developmentcompanies to research and analysis on real estate development enterprise adoption behavior of the Internet of things, and to explore the problems during the developmentof IOT. This paper mainly studies the following aspects:(1) in accordance with theperspective of small to large, and gradually in-depth analysis of the real estatedevelopment enterprise the Internet of Things applications;(2) analysis of the variousnodes of the enterprise the Internet of Things, in conjunction particularity industry,put forward innovative real estate development enterprise the Internet of Thingsbusiness model;(3) analysis of the process from the perspective of a real estatedevelopment enterprise value chain system of things, distribution of earnings andbenefits;(4) summarizing research results and analysis based on the bindingcharacteristics of real estate development companies and the Internet of Thingstechnologies to build a real estate development enterprise the Internet of Thingstechnology adoption behavior models, and through a questionnaire survey of theempirical model and test hypotheses, analyze the impact of real estate developmententerprise Internet of Things technology adoption various factors that affect therelationship between factors, revealing its internal relations;(5) analysis of the currentsituation in real estate development enterprise applications and Internet of Thingstechnology problems in networking for the real estate development enterprises in thisissue put forward countermeasures adopted by the management on the matter of andrecommendations.
     Specifically, the innovation of this paper is mainly reflected in the followingaspects:
     (1) In this paper, we analysis and define the conception applied by the Internet ofThings of the real estate enterprise, and detail analysis the application of networkingproducts from the specific networking applications into a single housing tomultiple-cell community building the Internet of Things, and summarizes the groundproduct specific features of networking.
     (2) In this paper, we made an in-depth and detailed analysis about real estatedevelopment enterprise Internet of Things technology business model, summed up thereal estate development enterprises of things common business model and targetedanalysis of the relevant subject matter and its intrinsic relationship to the Internet ofThings. Based on above, we analyzed the specific Internet of Things services,elaborated on the application and significance of the Internet of Things in the realestate industry. From an economic point of view of real estate development enterpriseInternet of Things cost and profitable way to build and profit distribution model. Froma practical point of view to show the real meaning of Internet of Things in the realestate industry.
     (3) The paper builds a relatively complete the Internet of Things technologyadoption behavior model of real estate development enterprise, reveals the key factorsand mutual effect relationship of real estate development enterprise the Internet ofThings technology adoption behavior, we fully considered the real estate development enterprises features under the factors influencing, and provide a theoretical basis forenterprises technology adoption.
     (4) In this paper, real estate development enterprise the Internet of Thingstechnology adoption behavior constructed an empirical model to verify theauthenticity of the underlying assumptions of the model, especially to verify the realeffectiveness of a new variable. According to the existing research, to build a set ofmeasurement index system, to validate the model and underlying assumptions byresearch data. Test results show that the majority of assumptions mentioned in thisarticle are true, prove the effectiveness of the proposed model, summed up therelationship between a number of key factors affecting the real estate developmententerprise the Internet of Things technology adoption, from a practical point of viewas well as real estate development enterprises matter networking related businesses toprovide decision support.
     (5) This paper presents the management of real estate development enterpriseInternet of Things technology reference. The paper pointed out that a series ofproblems existed in the development process in real estate development enterpriseInternet of Things technologies, as well as a series of policy recommendations for thedevelopment of the real estate industry Internet of Things. From the perspective of theparticipating subjects, the analysis of the real estate industry Internet of Thingsstrategy. Providing a range of marketing advice to Internet of Things on the real estateindustry.
