经济适用住宅厨、卫空间的设计研究
摘要
经济适用住宅是中国在城市住房体制改革过程中为应对新的社会经济形势，由政府统一组织建设、面向中低收入家庭的微利普通商品住宅；是我国住宅产业走向市场经济、走向完全成熟的过渡时期的过渡产物；同时也是改善中低收入家庭的住房条件和居住环境的主要途径。
厨房和卫生间是住宅中功能多、强度高、使用频繁的空间，其设计的合理与否直接关系到住宅整体的居住条件和居住质量。
本文以调查现状经济适用住宅厨卫空间存在的问题为基础，将其归整为六大类主要问题，即：功能不完善；空间布局不合理；管线布置缺乏协调；厨房中油烟污染严重；资源能源的利用不合理；适应发展的能力不强。
针对目前存在的问题进行深层次的分析研究，剖析其原因所在；并结合坝代生活行为模式和对厨卫间的使用行为规律，依据人体工效学原理，获得经济、适用的空间组合尺度和布局关系；同时，对设备设施的配置进行了系统分析和综合比较；对厨卫的环境、环保以及节能、节水等方面也进行了深入系统的分析和论证。
本着“以人为本”的设计思想，提出适宜经济适用住宅的整体厨卫设计思路和方法，即：综合协调厨卫在住宅中的位置；对厨卫空间进行合理分隔(卫生间干湿分离，厨房洁污分离)；厨卫各空间必须具有适宜的空间尺度和面积保障，并提倡具备一定的面积弹性设计；依据人体工效学原理进行厨卫部分设备的综合布局；利用管道井、设备层综合布局各种管线仪表；采用分质供水设计系统和太阳能供能系统，达到节水节能；注重厨卫的排烟通风设计，提高室内环境质量；考虑厨卫的适应能力，注重通用设计。
通过设计改进措施达到适用性与经济性并举，舒适性和适应性共存的目的，满足提高中低收入家庭居住质量的要求。
最后对未来住宅厨卫设计的发展趋势进行了探讨和预测，认为人性化、个性化、舒适性的设计将成为厨卫发展的主流。
Affordable decent Housing is a kind of a little profit marketable housing, which is organized and constructed by Chinese government and faced to middle or low income family in order to cope with new social and economic situation in reform of urban residence system. It is interim product which housing industry enters market economy and goes to maturation interim period, meanwhile is a major measure improving resident condition and circumstance of middle or low income family.
Kitchen and toilet are the space that having more function, higher intensity and frequent use. The design of kitchen and toilet is related to resident condition and quality of total housing.
The issue is based on the problems existing in current kitchen and toilet of affordable decent housing through query. It is reviewed 6 kinds of essential problem, ie. function is insufficient, space planning is inappropriate, pipe distributed is disorder, air pollution in kitchen caused by cooking smoking is serious, usage of energy and sources is unreasonable, adaptability of requirement changing is limited, etc.
The reasons contributing to the above problems are analyzed. The appreciated combination and planning of the space in kitchen & toilet are conceived according to the current behavior habit of the Chinese in kitchen & toilet combined with human engineer.
The principle of everything served to people is the soul of the design. According to this principle, some ideas and methods suit to the design of kitchen & toilet of affordable decent housing are conceived, ie. comprehensive arrangement the location of kitchen & toilet in the house, rational division of the space of the kitchen & toilet (eg. it is necessary to separate the dry from humid space in toilet, the clean from contaminated space in kitchen), it is emphasized that decent space for kitchen & toilet and some flexible space is advocated in the design, the appurtenances arrangement should be coped with the human engineer, it is better to design pipe well and equipment layer to accommodate the various meters, wires and pipes. In order to save energy and water, it is recommend to use solar energy and the different quality water. It is emphasize to optimize the design for profit to smoke pumping and air exchanging in order to improve the environment in housing. The design for common use and reform possibility should be considered.
The tendency of kitchen & toilet design in future are discussed and prospected in the end of paper. Humanistic, personalized and comfortable design will become main trend.
