房地产开发企业的核心竞争力研究

摘要
企业核心竞争力是企业持续发展之本、竞争优势之源。20世纪90年代以来,企业核心竞争力开始成为企业管理尤其是战略管理研究和实践的新视角和新范畴。企业核心竞争力理论是当今管理学、经济学交叉融合的最新理论成果之一,日益受到企业管理理论界与实践界的关注。随着国际经济一体化和中国加入WTO后一系列的经济变化,中国企业面临的竞争环境会更加恶化,为迎接挑战,中国企业必须发展自己的核心竞争力。中国企业在培育和发展自身的核心竞争力上还处于探索和初步阶段,发展历史短暂的中国房地产企业则更是如此。
     房地产业作为我国国民经济新的增长点,持续健康发展,这给作为其组成部分的房地产企业带来了蓬勃的生机。然而,与此同时,无论是外部环境的日新月异还是自身发展的需要都给房地产企业提出了新的挑战,尤其是香港及国际成熟的房地产企业进入大陆后。因此,房地产企业要在激烈的竞争中胜出,并建立自己独特的竞争优势,就要从战略的角度出发,培育企业的核心竞争力。
     本文参阅了大量参考资料的基础上,从房地产核心竞争力培育的外部环境研究的出发,通过对核心竞争力识别的分析,针对J房地产公司的现状,提出了如何培育房地产企业核心业务与核心竞争力。全文分为七章:第一章介绍了本文研究的背景、原因及方法,国内外研究概况;第二章是核心竞争力基本理论,分为两节:核心竞争力及其特性分析,核心竞争力理论的主要观点及评述;第三章介绍了核心竞争力发展的外部影响因素;第四章讨论了房地产企业核心竞争力识别的概念、特征及其如何界定;第五章在前面几章的基础上论述了如何建设房地产企业的核心竞争力;第六章是以J房地产公司为实例,讨论了该公司如何建设核心业务与核心竞争力;通过以上分析,最后一章是全文结论与研究展望部分,那就是,在以市场经济为主导的今天,房地产开发企业的战略制定要紧密围绕企业内在和外在的资源,注重以资源为基础的核心竞争力的培养。
The core competence of corporation, which is essential in corporation's sustainable development and competitive advantage, has been becoming a new view and issue since 1990s. The theory of The Core Competence of the Corporation is a theoretical result due to the interaction of economics and management. It has been widely concerned by management theorists and practitioners. Chinese corporations should develop their strong core competence to meet the challenge of the international economic integration and WTO. The core competence of Chinese corporation has been in developing, say nothing of the Chinese real estate corporation.
     As the new increasing point of the national economy in our country, real estate industry develops continuously and healthily. As a result, real estate corporation which is part of real estate industry is brought prosperity. However, in the same time, no matter what external environment changing fast or corporation's developing requirement, which challenges real estate corporations. Consequently, in order to succeed in fierce competition, and set up its own advantage, real estate corporation, from the angle of strategy, should cultivate corporation's core competence.
     On the basis of strategic research theory of corporation's core competence, by analysis of recognizing core business and core competence, this thesis comes up with how to cultivate real estate corporation's core competence. This thesis consists of seven chapters. The first chapter introduces the research background, reasons and methods, domestic and oversea research; the second is fundamental theory of core competence, one is core competence and characteristic analysis, the other is major point and narration of core competence theory; the third chapter presents strategic research theory of core competence; the fourth chapter discusses the definition, characteristic and how to define of real estate core competence; based on the above discussion, the fifth chapter treats how to set up real estate corporation's core competence; the six chapter regarding J corporation as example, presents the corporation how to set up core competence. Through the above analysis, last chapter is the full conclusion of thesis and the research forecast part, today, the market economy is very active, the strategic formulation of real estate corporation must closely regard to the enterprise intrinsic and the external resources, pays great attention to raise core competence on the basis of resources.
