楼盘销售管理系统的设计与实现

摘要
随着房地产业的不断发展,利用电脑的先进管理手段,把售楼人员从一大堆合同中解放出来,将楼盘的销售推向“无纸化”已经成了解决当前房地产售楼管理的当务之急。本系统介绍的售楼管理就是为了实现这一目标而设计的。管理人员通过该系统可以及时了解楼盘的动态销售情况,还能充分利用电脑的可检索性,方便,快速地了解有关楼盘销售的其他各种详细资料,以便及时做出正确决策。不但极大地降低管理人员的工作强度、提高管理人员的工作效率,而且使数据的准确性、安全性也有保证;最大程度的节约资源。
     本系统结合售楼企业实际工作中存在的通用需求,经过详细的需求分析,采用VB作为开发工具、SQL作为数据库开发出来的楼盘销售管理系统。整个系统各操作窗口清新、大方,操作方便,包含了房产管理、客户管理、收费管理、售楼管理四大功能模块。论文主要介绍了本课题的开发背景,所要完成的功能和开发的过程。重点的说明了系统设计的重点、设计思想、主要任务和解决方案。
Nowadays, with the steps into information society, knowledge-based economy has become a mainstream industry in the new century. On the promotion and use of them, computers have created a lot of efficiencies in many fields such as scientific research, production, commerce and service. At the same time, unit cost on technique appears declining obviously year by year, while office expense is continuously increasing. In foreign countries, it costs both professional and administrative staff cost from 2/3 to 4/5 out of the whole office expense, which makes the demands of office automation increasing day by day. Therefore, the moment institution reform is taken, modernization management equipment, action and method are all in urgent need.
     With the fast development of software and hardware technology, computer technique has played an important role in all aspects in social life, especially in computer management field. Application on advanced programming language and database technology helps to save much more human and material resource, serving the human society in more efficiency from all kinds of causes. Moreover, with its popularity, computer technology will be applied in all walks of life. Following the progress of real estate industry, with the help of advanced computer management method it has been a preoccupation to take“no-paper”property sale into action, releasing the sales staff from hills of contracts in the working. This system introduces such property sale management solely designed for this kind of demand.
     Property sale management system(hereunder PSMS) is a kind of database management system for a certain enterprise, being handled by computers instead of manpower a series of operation such as housing information, client adding, amending, contract making, charge managing, information searching, client finding, contract indexing, charge inquiring, handling and so on. The main task of PSMS is to coordinate among client material, sales contract and charge trace, in order to get sales information in convenience and high-speed, which helps the clerks a lot to finish housing property, client and charge management easier and faster. Therefore, the research and designment are playing an active role as regards to increase working efficiency, system reliability and sales management, gaining definite economic benefit.
     PSMS is part of indispensability in modernization management, being necessary condition of adapting modern enterprise system demands and promoting its scientization and standardization
     PSMS is applied to support the whole process of housing property sale management, with which it realizes following three targets:
     ●To support the enterprise to realize the standard management.
     ●To support the enterprise to finish the daily operation including property, client, charge, sale management and so on.
     ●To support the enterprise to make scientific decision on sales management and others aspects.
     When designing the system, the writer tries the best to introduce current software and hardware in enterprise as well as its advanced management developing plan, making full use of existing resources, improving the system development for application. The system caters for the general existing demands of enterprise in practical working, achieving direct-perception, convenience, practicality, security needs and so on during the operation. It adopts the design theory of modular program, which is not only convenient for system functions on kinds of combination modification but also easy for technical maintenance staff who are not involved in the development to make more supplement and maintenance. At the same time, it is also provided with database maintaining function upon which operations are done such as data add, delete, modify, or prepare based on clients’demands. PSMS is able to find out dynamic sales status in time, make full use of the computer’s search functions, manage to know other details about housing selling in convenience and fast-speed, in order that the right decision could be made in time.
     Visual Basic and SQL server database are applied in this system. The users have to log on the system upon controller’s verification in order for them to work under management interface. It realizes lots of managing functions on property sales, including updating house information, adding/amending clients’information, signing the contract and managing the charge issue. The whole function could not only finish the searches for property, clients, contract and charge information but also solve piles of tedious working problems such as clients information, contracts, charge status. It has been playing an active role as regards to increase working efficiency, system reliability and sales management, which gains definite economic benefit.
     Regards to the background of property sales management development, the essay makes an in-depth research, and make a brief introduction of Visual Basic and SQL server 2000 with explanations on these technical terms, two kinds of software that are mentioned in the system, and then it makes detailed demanding analyse, ends with the design for interface module protection, realizing its functions, offering the corresponding codes and remarking after essential process, which could be easily understood and be clear at a glance.
     The research, based mainly on traditional manual working, is taking advantage of and making full use of the computers’fast-speed and accuracy in order that huge of tedious work could be done by computers; the exploitation of this system also caters for the demands of resource-saving advocated in social life, applying itself into non-paper office automation more widely. Real estate deal is quite a common phenomenon in daily life that happens every day nowadays. However, the developers, who are busy in doing the developing, are always aimlessly employing more salesmen focusing on the selling, which wastes both human resources and expense. The system in the essay could make the minority manage to finish the work that is done by numerous person before. It not only saves the human resources, but also releases the developers from unnecessary energy on sales management, so that people are easy to know the dealing status as well as working diligence, which could be applied with more value in future social society.
     In a conclusion, the essay percolates through a great deal of practice from research to design, combining theory with practice as much as possible, as well as writer’s most efforts. Anyway, due to a series of objective reasons like pressure for time, there are still problems and some places to improve. If possible, it could be more valuable to develop it into a network system.
