外墙保温技术在佳泰兴苑项目上的运作及管理

摘要
由于在中国地域的特殊性,外墙保温技术的发展及应用都相对于其他国家来说比较滞后,外墙保温技术所被采用于施工的范围也缺少约束性,其约束外墙保温技术发展的因素也大概在:保温材料良莠不齐,应用材料的定位不明确,品种繁多,在施工中存在差异性,施工过程对材料管理不到位等等。这都是现今我们在外墙保温技术运用上不得不考虑的问题,随着国家节能标准及节能标准逐渐提高,我觉得对外墙保温技术实际运用在施工过程之中,对其产生影响的各种管理措施进行研究是非常必要的。
     本文根据广东省深圳市佳泰兴苑项目应用的外墙保温技术,对所用材料及施工管理进行了分析及研究,其研究成果中的施工工法及质量控制,对其他项目(尤其是节能工程)具有很好的借鉴性,在实际工程中,外墙和屋面的保温层厚度应根据各地区各建筑物的具体条件计算得到,而不是简单地直接取用推荐值或凭经验来确定,对外墙保温数据的采集根据生命周期分析法的原理,利用单位面积围护结构(考虑墙体或屋面)的采暖总耗费的数学模型,得出了一个简单的保温层经济厚度的计算式,这样有效地提高建筑物的经济性。对于我国节能建筑的工程设计具有一定的参考和应用价值。
     在项目管理研究上,通过实际项目的管理模式进行多方位研究,并结合各种项目管理书籍,对外墙保温技术运用在项目上产生的管理模式及方法都多方位的阐述并提出了改进的措施。
Because of the specificity of china's regions, the development and application of external wall insulation technology lagged the other countries. The range of external wall insulation technology in Construction lacked of binding. The constraints of external wall insulation technology are the insulation material quality, location ambiguity, insulation variety and so on. These are difficult questions of external wall insulation technology. Gradually the increasing of our country's energy efficiency standards, the study of external wall insulation technology is more important for the operation and management of external wall insulation technology.
     The paper based on the application of Jia Tai Xing Yuan program in Shenzhen City of Guangdong Province. The analysis and research of external wall insulation technology in Jia Tai Xing Yuan program is a reference for the other program, especially for the energy conservation program. The construction method and quality control method are important for a real estate program. The external wall and roof insulation thickness for programs need to be accounted by the specific conditions of different regions, not easily access to recommended values or rule of thumb to determine. The data collection on the exterior wall under the principle of life-cycle analysis Use per unit area envelope (taking into account the wall or roof) of the total cost of heating the mathematical model, to a simple calculation of economic thickness of insulation layer style, so effective in improving the economics of the building. For China's energy-saving building design and application has some reference value.
     The research in project management, project management through the model of the actual multi-directional, and combined with a variety of project management books, on the external wall insulation technology used in the project management model and the resulting multi-dimensional description of methods and proposed measures for improvement.
