房地产企业战略联盟全过程管控及绩效评价研究

摘要
在市场竞争日益激烈、企业想要做强做大的今天,企业必须在最短周期内,以最低的成本和最佳的服务,创造出最佳质量的最新产品来满足市场。越来越多的房地产企业已经、正在或者准备成立战略联盟。但是,房地产企业建立战略联盟并不是一帆风顺。如何使企业消除疑虑,利用战略联盟更好地为房地产企业服务,扩大其发展,是本文要解决的问题。
     本文结合当前我国房地产行业的实际情况,针对房地产企业建立战略联盟,从理论和实践两个方面进行研究和探讨。在分析国内外关于战略联盟的一些主要理论和房地产行业特征的背景下,阐述了房地产企业战略联盟的基本原理,并详细介绍了组建房地产企业战略联盟的动因、类型;提出了房地产企业战略联盟的组建过程,在指出房地产企业战略联盟遇到的问题和发展障碍的前提下,介绍了房地产企业战略联盟的管理方法和房地产企业战略联盟的风险控制方法;在房地产企业战略联盟的绩效进行评价方面,将因子分析法和神经网路模型通过SPSS和MATLAB软件引入到房地产战略联盟绩效评价中,丰富了房地产企业战略联盟绩效评价的方法;最后,以北京万通和天津泰达的房地产企业战略联盟为例,对房地产企业战略联盟进行研究和探讨。
The market competition is increasingly sharp. To become bigger and stronger in nowadays, companies must create high quality and new products to meet the market in the shortest period, at the lowest cost and best service. More and more real estate business are about to set up strategic alliances. However, the building of the strategic alliance among real estate enterprises was not always in smooth going. How to eliminate enterprises' doubts about the using of strategic alliances, to provide better services for real estate business and to promote the development of strategic alliances, is the problem this paper is to solve.
     Considering the actual situation of China's real estate industry, strategic alliances for real estate companies is studied and discussed from both theoretical and practical aspects in this paper. On the basis of analyzing the main domestic and foreign theories of strategic alliances and the major features of the real estate industry, the basic principles of the strategic alliance real estate are described. This paper describes in detail the motives of forming the strategic alliance of real estate enterprise, the types of the strategic alliance of real estate enterprise, proposes the formation of the strategic alliance real estate process. Under the premise of presenting the strategic alliance of real estate problems and obstacles this paper introduces strategic alliance real estate management and the methods of control risk of the strategic alliance real estate. in strategic alliance real estate performance evaluation, the factor analysis and neural network model are used to real estate performance evaluation of the strategic alliance by SPSS and MATLAB software, so the method of performance evaluation is enriched. Finally, this paper takes Beijing Wantong and Tianjin Teda of the real estate business strategic alliances for example to study and explore strategic alliances.
