摘要
地铁作为一种快速、准点、便捷的交通形式正蓬勃发展,而地铁+物业的建设理念也在国内掀起了阵阵热潮,车辆段上盖物业开发、地铁上盖物业开发是目前地铁+物业形式中最常见,也是最成熟的开发模式。而地面附属建筑作为车站设计中的重要组成部分,其设计形式与用地未充分考虑,通过地面附属配套综合开发、协同设计、整合城市功能,探讨出车站地面附属建筑结合零星物业开发形式,降低地铁附属设施对城市景观的不利影响,为市民提供便民服务,带来经济效益与社会效益,实现地铁与城市的双赢,促进轨道交通与城市建设的协调发展。
As a fast, punctual and convenient form of transportation, the subway is booming, and the construction concept of the subway+property has also set off a wave of enthusiasm in the country. The development of the property on the depot and the development of the property on the subway are currently the subway+the most common and mature development model of the property form. As an important part of the station design, the ground ancillary structure is not fully considered in the design form and land use. Through the comprehensive development, collaborative design and integration of urban functions, the ground attachments of the station are combined with sporadic property development forms, aiming to reduce the adverse effects of the subway facilities on the urban landscape, providing convenience services for the citizens, bringing economic and social benefits, and ultimately achieving a win-win situation between the subway and the city, thus promoting the coordinated development of rail transit and urban construction.
