摘要
轨道交通是城市公共交通系统的重要组成部分,地铁的建设运营对沿线房地产产业调整、土地区域规划布局有着重要影响。文章以南京青龙片区地铁小镇为例,探讨具有南京特色的国有轨道交通建设平台与国有住房建设平台相结合的综合开发模式,分别从开发机制、规划设计、政策支持、融资模式和商业策划等方面进行阐述,为地铁小镇模式的推广起到借鉴作用。
Rail transportation is an important part of urban public transport system,the construction and operation of the Metro has important influence on the adjustment of real estate industry and the layout of the land area.The Qinglong area town of Nanjing subway as an example of integrated development pattern with the combination of the characteristics of Nanjing state-owned rail transit construction platform and state-owned housing construction platform,respectively, from the development mechanism,planning design, policy support, financing mode and business planning is expounded,for the promotion of small town mode of Metro to a certain reference function.
