This paper argues that Part I of the Trusts ofLand and Appointment of Trustees Act 1996 which wasbrought into force on the 1.1.97 whilst apparentlyimplementing fundamental land law reforms is notas far reaching as first thought and effects a welcomereformation of the law relating to trusts ofland as opposed to a revolution. Strictsettlements have been swept away only to resurface innew model form, the doctrine of conversion hasbeen abolished in connection with trusts of landbut to little practical effect and despite reports ofthe demise of the Trust for Sale it is retainedas a vehicle for land-holding. Duties on the part ofthe trustees to consult beneficiaries andobtain consents to the exercise of trust powersremain virtually unchanged and the various methods ofcreating trusts of land have been left intactunder a new over-arching description of a `trustof land' through which the Act's provisions apply.
