中小房地产企业竞争力评价研究

摘要
近些年,随着国家关于房地产行业的宏观政策相继出台,房地产行业的竞争日益激烈。这使得在房地产行业竞争中由于土地资源、资金资源、人力资源欠缺,本来就处于竞争劣势的中小房地产企业更是举步维艰。其次,房地产企业作为市场的供应主体,其竞争力的评价现已成为相关各方最为关心的问题。如何评价中小房地产企业竞争力,从而为提升中小房地产企业竞争力给出科学性的建议,具有现实研究意义。
     本文从现实情况出发论述了中小房地产企业的发展现状、现存问题,分析了外部诸多因素对中小房地产企业的影响因素。根据AHP法构建了中小房地产企业竞争力评价体系,并对构建的评价体系进行了实证研究。最后在此基础上提出了提高中小房地产企业竞争力的对策和建议。本文初步规划将分为五个章节,具体文章结构如下:
     第一章,导论。介绍了本文的研究背景、目的意义、研究思路方法及可能创新之处。
     第二章,中小房地产企业竞争力的相关理论基础。主要介绍了中小房地产企业概念的界定,以及企业竞争力评价的一些理论和评价方法。
     第三章,中小房地产企业竞争力影响因素分析。着重进行了中小房地产企业的竞争力分析,从一般企业竞争力的影响因素入手,结合房地产企业竞争力的影响要素,总结了中小房地产企业竞争力的影响因素。
     第四章,基于层次分析法对中小房地产企业竞争力的评价。结合企业竞争力的一般评价原则和方法,针对中小房地产企业的特征,选择评价指标、建立中小房地产企业评价指标体系和竞争力计算公式,并在此基础上进行了实证研究分析。
     第五章,提升中小房地产企业竞争力的对策与建议。在理论陈述与实证研究的基础上,对如何提高中小房地产竞争力提出了对策与展望。
     目前的中小房地产企业竞争力研究还缺乏成熟的理论基础,在定量评价方面,由于可获数据的缺乏,实证研究的文献偏少,因此中小房地产企业竞争力评价的研究还有需要进一步探讨。
     本文的研究将试图在以下两个方面取得创新:
     (1)运用层次分析法,根据中小房地产企业的特点及房地产业竞争力的影响因素,构建的中小房地产企业竞争力评价指标体系,具有新意。
     (2)应用的创新。将建立的中小房地产企业竞争力评价指标体系用于实证研究,提出的提升中小房地产企业竞争力的对策和建议,具有实践指导意义。
In recent years, on the real estate industry as the country's macroeconomic policies have been introduced, the real estate industry in an increasingly competitive world. This makes the real estate industry in the competition because of land resources, financial resources, lack of human resources, already at a competitive disadvantage of small and medium-sized real estate enterprises is more difficult. Second, the real estate business as a main supply market, the competitiveness of the evaluation has now become the most relevant issues of concern to all parties. How to assess the competitiveness of small and medium-sized real estate enterprises, so as to enhance the competitiveness of small and medium-sized real estate enterprises are given the scientific nature of the proposal is of practical significance.
     This article discusses the reality of the development of small and medium-sized real estate enterprises the status quo, the existing problems, a lot of external factors on the impact of small and medium-sized real estate enterprises factors. AHP was constructed in accordance with law competitiveness of small and medium-sized real estate enterprises evaluation system, and construction of the evaluation system was empirical research. Finally on this basis to improve the competitiveness of small and medium-sized real estate enterprises of the measures and recommendations.The specific structure of the article are as follows: I

Finally on this basis to improve the competitiveness of small and medium-sized real estate enterprises of the measures and recommendations.
     In this paper, preliminary planning will be divided into five sections, the specific structure of the article are as follows:
     Chapter I, Introduction. This study on the background, the significance of purpose, research ideas, methods and possible innovation.
     Chapter II, The competitiveness of small and medium-sized real estate enterprises of the relevant theoretical basis. Introduces the concept of small and medium-sized real estate enterprises to define and evaluate the competitiveness of enterprises in a number of theoretical and evaluation methods.
     Chapter III, Small and Medium-Sized Real Estate Enterprises impact of factors of competitiveness. A focus on small and medium-sized real estate analysis of the competitiveness of enterprises, from the general competitiveness of enterprises starting with the impact of factors, the real estate business with the impact of competitive factors, summed up the competitiveness of small and medium-sized real estate enterprises of the impact of factors.
     Chapter IV, Based on the level of analysis of the competitiveness of small and medium-sized real estate enterprises of the evaluation. The competitiveness of enterprises with the general principles and methods of evaluation, in view of the characteristics of small and medium-sized real estate enterprises, the choice of evaluation index, the establishment of small and medium-sized real estate enterprises evaluation index system and competitiveness of the formula, and on this basis for the empirical research and analysis.
     Chapter V, Enhance the competitiveness of small and medium-sized real estate enterprises of countermeasures and suggestions. In theory and empirical research presented on the basis of how to improve the competitiveness of small and medium-sized real estate put forward countermeasures and prospects.
     The competitiveness of small and medium-sized real estate enterprises still lack maturity on the theoretical foundation of the quantitative evaluation, since the data for the lack of empirical research literature less, the competitiveness of small and medium-sized real estate enterprises evaluation of the research also needs to be further explored .
     This study will attempt to make the following two innovations:
     (1) Application AHP, combining the characteristics of small and medium-sized real estate enterprises and real estate impact on the competitiveness of the elements of choice and determine the competitiveness of small and medium-sized real estate enterprises evaluation index system.
     (2) The application of innovation. Build the competitiveness of small and medium-sized real estate enterprises evaluation index system for empirical research, how to improve the competitiveness of small and medium-sized real estate enterprises to theoretical guidance.
