中小房地产企业的风险管理

摘要
中小型房地产企业的管理问题归根到底就是风险管理问题,从前期的战略选择、项目规划、融资决策、工程管理、营销策划到物业管理的每一个环节,都伴随着极大的风险,因此在这个行业,对于资金实力、开发能力、管理水平以及风险管理意识普遍存在先天不足的中小型房地产企业,风险管理的研究具有极为重要的意义。
     本文通过案例研究的方法,分析中小房地产企业——NX公司的风险管理过程及实施中存在的不足。重点分析在房地产开发的投资决策风险管理,项目建设风险管理和营销风险管理。
     本文的结论:(1)NX公司必须关注其风险管理机制建设,并持续改进。(2)前期投资决策风险管理、项目建设风险管理和营销风险管理是NX公司风险管理的重要三个方面。(3)房地产风险管理制度,必须遵循科学的步骤进行设计。(3)要在成本、时间、质量和效益方面取得良好平衡,中小房地产企业应该实施全面风险管理。
In our country, Real estate is a high reward and very prosperity industry, Simultaneity, this industry has high risk and much risk. In the final analysis, the management program about Pint and Medium-sized real estate corporations is strategy management and risk management. There is great risk in each project tache from Project programming, Capital level, Project management, Market plan and Property management. So, In this industry, study on Risk management has very important meaning for these corporations which common have innate vulnerability in capital level, exploiture level, management level and risk management consciousness.
     Under the consideration of marching towards other related industries, this thesis took crosswise comparison method to compare the key successful elements of various industries. Combining the characteristic and the core competition of Changsheng Corporation LTD, we made the conclusion that the first developing strategy was still the real estate industry.
     According to the analysis of the developing environments and trends of the real estate industry, we could judge that the real estate industry was over-booming these years, but it still had a bright future. We summarize the successful experience of our company was to be a high class real estate trader according to the dominant position and inferior position of our company. Then we could find the appropriate strategy to develop, to compete and to function in the next step.
     This thesis really made some valuable suggestions about how to survive and develop continuously under the macro-control and strict policies for Changsheng Corp. Ltd.
